4 Phases of Tenant Improvements and Commercial Remodels

We will manage all aspects of the Tenant Improvement process—from planning and budgeting to construction—to ensure that your leased commercial space not only meets your functional needs but enhances your business operations and your brand as well. We believe in open communication and transparency are keys to any successful project and will keep you informed of progress throughout the entire project.

1. Planning and Design

To bring your vision to life, we must first understand your vision and your objectives. We need to know how business flows in and out of the space to understand the scope of customizations that are needed. The goal of this phase is to ensure that the improvements align with the tenant’s vision and local building code requirements.

Once the scope of work is determined, we will work closely with you to create a plan for improvements. The plan will include architectural drawings, space layout (that maximizes the functionality of the space), materials, finishes, and a schedule for completion. 

As an experienced contractor in Utah,  we are familiar with local building codes and regulations, so we can develop designs/plans that meet those known parameters as well as all OSHA requirements.

2. Pre-Construction

This phase involves obtaining permits, procuring materials, performing site prep, coordinating crews, and hiring subcontractors, if needed. 

While we do everything in our control to minimize the impact to other tenants or nearby businesses, there is always potential for disruption. During the pre-construction phase, we recommend informing neighboring businesses of the upcoming construction to inform them of the process and ensure them that precautions will be taken to eliminate or limit disruptions.

3. Construction

Once all the necessary permits are obtained, the construction phase begins. Construction will commence with any required demolition and will progress according to timelines. We will provide regular progress reports/updates and provide you with permits and inspection sign-offs along the way.

4. Final Inspection

You’ll be taken on a final walk-through when construction is complete to ensure that all expectations and contractual obligations have been met to your satisfaction. If any outstanding\unfinished items are identified, we will make the necessary changes and make sure the space is clean and ready to move into before final inspection.
